Do industrial properties really need active management?

Yes. Long leases and strong tenants make industrial assets feel hands-off, but that's exactly where value leaks: missed rent reviews, deferred structural maintenance, and late renewals. Active management protects the income stream and the building over the full lease term.

How much does industrial property management cost?

Commercial management fees in New Zealand are typically a percentage of gross annual rent, around 3–5%, with a minimum fee (often charged on a time basis) for smaller properties. Single-tenant industrial assets usually sit at the lower end. See our commercial property management fees guide.
