We budget OPEX accurately, recover it correctly under the lease, and run a clean annual wash-up so tenants are charged fairly and owners are never out of pocket.

Maintenance & compliance

Air-conditioning, lifts, fire systems and the Building Warrant of Fitness (BWOF) all have to be kept current. We coordinate contractors, track every compliance deadline, and keep your building presenting well to attract and retain quality tenants.

What does an office property manager actually do?

They handle the full life of the building: lease administration, rent reviews and renewals, OPEX budgeting and reconciliation, maintenance and contractor coordination, BWOF and compliance, tenant relationships, arrears, and owner reporting — so the asset performs and the owner doesn't have to.

How much does office property management cost in Auckland?

Commercial management fees in New Zealand are usually charged as a percentage of gross annual rent, typically in the 3–5% range, with a minimum fee (often charged on a time basis) for smaller buildings. Can you take over management of my office building mid-lease?

Yes. Switching managers does not affect your existing tenancies — the leases stay exactly as they are. We handle the handover with your current manager so it's straightforward for you.
